Own a piece of land in Yavapai County and want to put a manufactured home on it? Whether your lot is in Paulden, Chino Valley, Prescott, Prescott Valley or out toward Cottonwood, the path from raw land to move-in day follows the same basic steps: survey the site, line up the permits, put in a septic system if you are not on sewer, then deliver and set up the home. Here is how that process works, which parts are set by Arizona and Yavapai County rules, and how Best Buy Homes in Paulden handles it.
Best Buy Homes Inc., also known as Best Buy Manufactured Homes, has been family-owned and operated since 1999. The company handles the work in-house. Its teams specialize in manufactured home setup and manage the process from start to finish, including:
The goal is a move-in ready home. When the survey, the septic work and the setup crew all answer to one office, you have one place to call when you have a question, rather than coordinating several separate contractors yourself.
Before anything gets permitted or built, the land itself has to be understood: where the home will sit, how a delivery truck reaches it, and where a septic system could go. Every parcel is different, so this step shapes everything after it. A site survey is one of the services Best Buy Homes handles in-house.
In Arizona, manufactured home installations are regulated at the state level through the Arizona Department of Housing's Office of Manufactured Housing. State law says that when a home is "installed without first obtaining an installation permit," the department sends the buyer a written notice that a permit is required, and it can issue a citation if no permit follows within thirty days (A.R.S. § 41-4004). The same statute lets the department sign agreements with local enforcement agencies to enforce installation standards in their area, so who actually issues and inspects the permit can depend on where your land is. Your dealer or installer can tell you which office applies to your parcel.
The people doing the work are regulated too. The same statute refers to installers licensed by the state office, and it allows a citation when work that requires a license is done by someone without one. It is a fair question to ask anyone who will set your home: who holds the installation license for this job?
If your land is not connected to a sewer system, you will need an onsite wastewater (septic) system, and that is handled by Yavapai County Development Services. The county is direct about it: "You must have a permit to construct a septic system (Conventional or Alternative)." If you are building new, you may need to arrange a site investigation, often called a perc test, to determine whether the property is suitable for a septic system, and the finished system is inspected (Yavapai County Septic System Construction). The county's Environmental Services unit regulates the installation of alternative onsite systems.
The septic permit also connects to the rest of your paperwork. Yavapai County's permitting page says applicants need an issued onsite wastewater system permit, or a completed septic application with site investigation results, or proof of a sewer connection. A floor plan is required for all submittals (Yavapai County Septic Permits). In practice, that means choosing your floor plan early helps the permitting move along. Fees and the specific steps for your lot can change, so confirm current details with the county or with our office before you budget.
Septic system installation is one of the services Best Buy Homes performs in-house.
Once permits are in place and the site is ready, the home is delivered and set up on the property. Best Buy Homes' crews handle delivery and setup, then move on to landscaping and the final finishing touches so the home is ready to live in.
Because the county asks for a floor plan with permit submittals, picking your home is not just the fun part, it is an early step. Best Buy Homes carries homes from Champion Arizona, Cavco and Clayton, including the Champion Athens Park Desert Vista and Sonoran series. One of the most-viewed plans on the site right now is the Desert Vista APDV207L, a loft floor plan built on a 10-inch steel I-beam frame with 9.5-foot sidewalls, vinyl Low-E windows, PEX plumbing and a composition shingle roof.
If you are still working out the budget, the financing page is a good place to start, and you can read more about the family behind the business on the About Us page.
