If you're pricing a manufactured home for land in Chino Valley, two quotes can look alike and still cover very different amounts of work. This guide from Best Buy Homes, just up the road in Paulden, explains what we handle in-house, what the Town of Chino Valley asks for when a manufactured home goes in, and the questions worth asking any dealer before you compare numbers.
Best Buy Homes has been family-owned since 1999 and serves Northern Arizona from our sales center in Paulden. Here's how to read a home price so there are no surprises later.
A home's listed price and the cost of a move-in ready home aren't the same thing. The difference is everything that happens between the factory and the day you get your keys. At Best Buy Homes, our teams manage that process from start to finish. Our About Us page lists the work we handle in-house: site surveys, permits, delivery, setup and septic. Our home page also lists landscaping and final finishing touches among the services our team takes care of.
Every property is different. A lot with town utilities and a rural parcel that needs a new septic system won't cost the same to prepare. When you get a quote, from us or from anyone else, make sure each of those services is either listed or clearly marked as yours to arrange.
Inside town limits, manufactured home permits go through the Town of Chino Valley Development Services Department at 1982 Voss Drive. Its manufactured home permit checklist (dated January 1, 2026) is a handy way to see what a complete quote should account for. Applications are submitted online through the town's Citizenserve portal, and the checklist asks for:
The checklist also says every manufactured home must be at least 12 feet wide, have at least 400 square feet of livable space, and have been built after June 15, 1976. Work must begin within 180 days of permit issuance.
Before the final inspection, the town's separate contractors checklist asks for items like a soil compaction report, drainage away from the home, anchoring and longitudinal anchors, water, sewer and gas tests, and concrete pads, slabs or ribbons. The town notes that utilities are released at final inspection. Fees and rules can change, so confirm with Development Services before you apply. If your land is outside town limits, check with Yavapai County instead.
With that checklist in mind, here are the questions we'd ask about any manufactured home quote. Is the price for the home only, or does it include delivery and setup? Who applies for the permit, and are the town's permit and driveway fees in the number? Who draws the site plan and the driveway plan? Is a septic system part of the quote if your land needs one, and who gets the county septic authorization? Is the installer licensed for manufactured homes, and who are the subcontractors? Are the soil compaction report, anchoring, pads and utility tests included? And who schedules the inspections and pays if one has to be repeated?
A quote that answers those questions in writing is much easier to compare than one that lists a home price alone.
Our catalog has a wide range of floor plans from Champion Arizona, Cavco and Clayton. One to start with is the Copper Ridge 28664A from Clayton, a 4-bedroom, 2-bath home with 1,738 square feet at 26'4" x 66'. Its listed standard features include LP smart panel siding, GAF architectural shingles, a Samsung electric range, a SmartComfort by Carrier electric furnace and a 200 amp electric panel. The page lists it as foundation ready.
If you're looking at a compact plan, check its width and square footage against the town's minimums before you choose it. We can help you compare floor plans that fit.
Neither page lists a price, so ask us for a written quote that covers the home plus the site work your land needs.
If you'll need a loan, start with our financing page to see your options before you settle on a floor plan. Knowing your budget early makes it easier to decide which site work to include up front.
